Arriving early or leaving late
We can usually hold the house for you either side of the normal times, and the cost depends on which house you are in — choose it above and the price appears.
We need at least seven days notice. This is not a policy we enjoy, it is simply that each house is cleaned by a team of people who are booked weeks ahead, often with another family arriving the same afternoon. Moving your times moves theirs, and at short notice there is no way to do it without letting somebody down.
So a request made a week or more before you arrive is usually a yes. A request made the day before is, honestly, a no — and we would rather tell you that plainly than leave you hoping.

Everything else
Check-in and checkout times
Check in from 3pm, out by 10am. Hawksmead runs to 6pm and Hawks Farm to 8pm. Please do not arrive after 8pm where we have close neighbours.
Getting in
Self check-in at every property, via a key safe. We send the address, code and wifi two days before you arrive — that delay is deliberate, for security.
Early check-in and late checkout
Both chargeable, both subject to housekeeping. £60 an hour or £90 for two at the larger houses; £30 an hour at the smaller ones; £15 at the Sheffield flats. If someone else is in that day, 1pm is the earliest and midday the latest.
Cleaning fee
Charged per property and shown on every property page, from £39 to £379. It is on top of the nightly rate.
Security deposit
£500, refundable within seven days. Half covers damage, half covers noise and disturbance to neighbours.
Long stays are cheaper
Most properties take 10–20% off a week and 20–35% off a month. It applies automatically.
Hot tubs
At every property except the two Sheffield flats, and free to use. Open until 10pm. Pre-heating costs £17 at the larger houses, £7 at the smaller ones — worth it, as a cold tub takes hours.
What we provide
Bedding, towels, coffee beans, toilet roll and basic toiletries.
What to bring anyway
More toilet roll if there are a lot of you — sixteen people get through it fast. Extra towels if you want separate ones for the hot tub and the bathroom. Robes, which we do not supply.
Parties
Not allowed anywhere. Quiet hours are 10pm to 7am, the hot tub and garden close at 10pm, and there is no music outdoors.
Noise monitoring
Fitted at Hawks Farm, Hawksmead, the High Street manor and Coopers Lane. They measure volume only — no audio is recorded, and there are no cameras anywhere.
Decorations
Bring them, but nothing stuck to walls, ceilings or fixtures — the adhesive takes the paint with it.
Parking
Varies by property. The High Street manor has a bay outside, its own garage three minutes away and Swan Meadow car park four minutes on foot. Hawks Farm holds about five cars. Catterick House has permit-free parking opposite. At Coopers Lane a permit costs £9.80 per car per day, and we refund one car’s permit as soon as you check in.
The barbecue
Included. Clean the grill before you go or there is a £42 charge — there is an outdoor tap next to it.
Dogs and pets
Most pets are welcome, provided you take full responsibility for leaving no hair, smell or mess behind. We do not accept large or aggressive breeds — specifically, but not only, the XL Bully. Please tell us how many pets and what breed before you book.
