Free cancellation up to fourteen days before you arrive.

  • Cancel more than fourteen days before arrival and everything you have paid is refunded in full.
  • Inside fourteen days the booking is non-refundable — at this notice we are unlikely to re-let a whole house.
  • Booking online: the full amount is taken when you book.
  • Booking by invoice: 25% to confirm, the balance fourteen days before you arrive.

Non-Refundable

Ten per cent off, in exchange for firm dates.

  • Paid in full when you book, by either route.
  • No refund if you cancel, at any point.
  • The cheapest way to book, and the right one when your dates are certain.

What that looks like in practice

Three nights at Hawksmead at £320 a night, booked by invoice with us. Booked through the website instead, the full amount is taken at once — the choice of rate is the same either way.

Security deposit

£500 on every property, held as two halves: £250 against damage and breakage, and £250 against antisocial behaviour — noise, parties, and any disturbance to neighbours. It is not part of the price of your stay, and is returned within seven days of checkout unless we need to make a deduction — in which case we will tell you what for and show you the evidence.

If you have to cancel inside your window

Ask us. We will always try to re-let the dates, and we are not obliged to refund you if we manage it — but in practice we often will. It costs nothing to ask and we would rather you did.
